While you handle negotiation, we handle all the other details of a transaction. We can communicate with your clients or leave that part up to you.

  • Deadline Reminders – get a reminder email for each active deadline. These can be sent to you, your clients, co-op agents, lenders, title or neither.
  • Amendments – Coordinate signatures, ensure all parties have a signed copy
  • Appraisal – Ensure appraisal is ordered; Coordinate the schedule with appraiser and seller; Track progress and delivery
  • Pre-Closing
    • Coordinate closing schedule with all parties
    • Schedule walk-thru
    • Funds – Coordinate how buyers will deliver funds and how sellers will receive their funds.
    • Remind all parties of closing time and location
    • Monitor TRID deadlines
    • Coordinate power of attorney if needed
    • Compile office packet for agent review
    • Coordinate sign & staging removal
    • Coordinate lockbox pickup and retrieval of keys
  • Closing
    • Make sure clients have utility information to connect or disconnect each
    • Verify price and concessions on settlement statement
    • Ensure sign staging have been removed
  • Post-Closing
    • Verify title policy has been issued – can be up to 30-90 days after closing
    • Verify price and concessions on settlement statement
    • Complete office packet and email PDF to agent or save in shared folder
    • Change MLS to ‘Sold’ and enter data OR verify the listing agent completed and confirm buyer agent info
    • Listings: Change showing service to “sold”
  • Under Contract
    • Initial Office packet – email PDF or save in folder with initial under contract file
    • Check contract for signatures and completed footer
    • Check for lead paint disclosures (If needed)
    • Send contract details and introduction to clients, co-op agent, title and lender
    • Additional Provisions – make note of anything here as a reminder to check on any necessary items
    • When notified of dates/times for inspection – verify these are OK with sellers or listing agent
    • Disclosures – send descriptions and get signatures
    • Check MLS status for Under Contract OR change for our listings after agent ok’s all the details
    • Connect parties in transaction – clients, title, lender, co-op agent
    • Check address on historic landmark/district website for Denver county
    • Save all docs in transaction folder
    • Listings – Update showing service
  • Due Diligence – Organized documents and ensure buyer doesn’t have any objections
  • Earnest Money – Coordinate delivery and receipt distribution
  • HOA – Distribute HOA documents once received from sellers. Ensure buyers have no objections
  • Inspection – Ensure agents have a copy of the Objection and Resolution. Coordinate all receipts from work completed.
  • Insurance Objection – Email buyer to check on status of insurance and the option for objection
  • Loan
    • Verify loan application is complete
    • Weekly loan status calls with lender
    • Email to buyers prior to loan objection deadline
    • Make sure buyer doesn’t have objections
  • Off Record Title – Check for and distribute any documents
  • Termination
    • Coordinate termination notice
    • Coordinate earnest money release
    • Follow-up on earnest money to ensure buyer receipt
  • Title
    • Confirm contract details (client names, property address, purchase price and if there are any exceptions)
    • Distribute title documents and exceptions
    • Ensure title company has seller payoff information
  • Listings – Prep
    • Coordinate sign delivery
    • Get in touch with HOA and organize Documents
    • Draft disclosures
    • Title Company – contact for rate information
    • Title Company – order O&E if needed
    • Draft MLS for agent review
    • Prepare showing information once agent sends instructions
    • Schedule staging
